Our Process Chelmsford – Sports Room with Integral Storage

FOUNDATIONS

A site-visit allows engineers to assess the soil conditions, which is critical for selecting the right foundation. Various tests are conducted to gather data on soil properties, guiding the choice between different types of foundations like shallow or deep ones.

Plinth
A plinth is made from concrete and helps distribute the weight of the garden room across a larger surface. – Plinths are typically used for smaller projects.

Ground Screws
Ground screws are large screws that are driven into the ground, timbers are then attached via brackets to provide a base of your garden room. Ground screws may not always be appropriate depending if you have loose soil in your garden.

Concrete Pile
Concrete piles are built using a combination of concrete slabs and brick foundations, This is very effective at providing a sturdy base and supporting the weight of your garden room. The size and depth of the pile will depend on the ground conditions with larger builds needing deeper piles.

FLOOR

We create a frame for everything to stand on and the floor base is constructed using 150mm x 50mm treated timber joists. The joists are then fixed to the brick pile foundations.

The floor is the insulated with the specified insulation and a vapour barrier fitted before laying structural grade tongue & groove floorboards and plywood.

Shell

The shell of the garden room, comprising the timber walls and roof, is skillfully constructed to provide not just aesthetic appeal but also structural integrity. This integral component ensures your outdoor space is both functional and built to last.

Insulation

Insulation is essential for keeping in the warmth in the winter and stops us overheating in summer! You can specify with rook wool or PIR insulation board.

Vapour Barrier

Next is the installation of a vapour barrier this is necessary to allow moisture trapped in the structure to escape and avoid humidity infiltration from the inside into the timber frame.

Building Wrap

The installation of the building wrap is used as a breathable membrane for timber frame buildings for long-term protection against the elements. The breathable membrane stops rain water getting in and lets moisture out.

Plasterboard

Plasterboard in fitted to the inside of the garden room with a tape and joint finish so it can be prepared for decoration, customers can specify acoustic and/or fire rated plasterboard to be installed should they wish.

Roof

Flat roof to be constructed incorporating a 50mm ventilation gap and using EPDM rubber roofing.
EPDM roofing is highly durable and reliable, and is perfectly suited to commercial and residential flat roof projects.

Electrical

A typical electrical specification of our garden rooms would include: –
SWA sub main from house consumer unit to garden room consumer unit, with RCD main switch and surge protection device.
Installation of:-

  • Internal spotlights with dimmer switch,
  • Internal double plug sockets
  • External wall lights or down lights fitted under the external soffit with PIR sensor.
  • External plug socket.
  • The provision of power to your garden room is via an armoured cable from your house.

Cladding

The majority of our garden rooms are cladded with Hardie Plank which a durable, low maintenance, fibre cement weatherboard that is chemically bonded during the manufacturing process to provide lasting resistance to rain, hail, wind, fire, rot and pests and comes in a varity of colours.

You can also specify cedar or Tongue & Groove Treated Timber cladding.

Fascias & Soffits

An appropriately installed fascia and soffit serve as a crucial defence for the base of your roof rafters against outdoor conditions. Consequently, this protection effectively prevents issues linked to moisture, such as the development of wood rot and mould.

Windows & Doors

Specify your own dimensions and colours, choose either opening and fixed window configurations.

Our windows & doors are available to upgrade to triple-glazing to improve the heating and acoustic insulation.

We also offer integral or in-glass blinds. Unlike traditional blinds that hang behind windows and doors, you can specify individual venetian blinds encased within each glass panel, seamlessly integrated into the very heart of your double glazing.

Decorating

The decorating phase brings your garden room to life, adding the finishing touches that make the space uniquely yours. From paint choices to fixtures, every detail is thoughtfully executed to create an ambiance that complements the room’s construction.
